Pre-Construction Manager – Commercial Fit-Out

We are working with an established and highly regarded commercial workplace design and build contractor who are looking to appoint an experienced Pre-Construction Manager to join their London team.

The business specialises in delivering high-quality CAT A, CAT A+ and CAT B commercial fit-out and refurbishment projects, working with clients from the initial concept and feasibility stages through pre-construction, design, commercial management and ultimately project delivery.

This is an excellent opportunity for someone with a strong commercial or Quantity Surveying background who has progressed, or is looking to progress, into a broader Pre-Construction Manager position.

The Role

As Pre-Construction Manager, you will take a key role in projects during the early stages, helping turn client requirements and design concepts into commercially viable, buildable projects.

You will work closely with the estimating, commercial, design and operational teams to develop accurate proposals and ensure projects are properly planned before progressing to site.

Responsibilities will include:

• Managing projects through the pre-construction and tender stages

• Reviewing client briefs, drawings, specifications and tender information

• Developing project budgets, cost plans and commercial proposals

• Working closely with estimating and commercial teams to ensure accurate project pricing

• Identifying opportunities for value engineering and cost efficiencies

• Managing subcontractor and supplier enquiries and analysing quotations

• Supporting procurement strategy and early package engagement

• Working alongside design teams to ensure proposals are commercially viable and buildable

• Identifying commercial, programme and delivery risks before construction

• Attending client meetings, tender interviews and project presentations

• Coordinating information between design, commercial and operational teams

• Supporting the handover of successfully secured projects into the delivery team

The Candidate

Ideally, we are looking for someone who started their career within Quantity Surveying or commercial management and has developed a strong understanding of the wider pre-construction process.

You should ideally have:

• A background in Quantity Surveying, Commercial Management or Pre-Construction

• Strong experience within commercial office fit-out, refurbishment or interiors

• Experience working for a main contractor or design & build fit-out contractor

• Strong knowledge of estimating, cost planning and procurement

• Good understanding of design development and buildability

• Experience managing tenders from initial enquiry through to project handover

• Strong client-facing and presentation skills

• The ability to work collaboratively across commercial, design and operational teams

This position would particularly suit an experienced Senior Quantity Surveyor, Commercial Manager or Pre-Construction Manager with strong fit-out experience who enjoys the front-end of projects and wants to take greater ownership of the complete pre-construction process.
